Kenya has introduced a new pricing structure for units under the Affordable Housing Programme, raising prices for affordable units by 20% and market-rate units by 10%. The revised prices took effect on October 1, 2026 and apply to new applications across projects, while applicants who had already secured units under the previous pricing structure will continue under their earlier rates.
The largest increase among the listed affordable units is Ksh600,000, taking the price of a two-bedroom affordable apartment from Ksh3 million to Ksh3.6 million.
Key Overview
- Affordable Housing unit prices have increased by 20% for new applications.
- A studio apartment now costs Ksh1.8 million, up from Ksh1.5 million.
- A one-bedroom unit now costs Ksh2.4 million, up from Ksh2 million.
- A two-bedroom affordable unit now costs Ksh3.6 million, up from Ksh3 million.
- Market-rate two-bedroom and three-bedroom units have increased by 10% to Ksh3.96 million and Ksh5.28 million respectively.
- Applicants who entered the programme before the new pricing took effect remain on their previous prices.
- Housing categories continue to be determined by applicants’ monthly income bands.
New Affordable Housing Prices From October 1
The latest revision increases the listed prices of all three affordable housing unit types covered by the announcement. A studio apartment has risen by Ksh300,000, while a one-bedroom unit is Ksh400,000 more expensive. The biggest nominal increase is on the two-bedroom affordable unit, which is now Ksh600,000 higher.
| Unit Type | Previous Price | New Price | Increase |
| Studio | Ksh1.50 million | Ksh1.80 million | Ksh300,000 |
| 1 Bedroom | Ksh2.00 million | Ksh2.40 million | Ksh400,000 |
| 2 Bedroom | Ksh3.00 million | Ksh3.60 million | Ksh600,000 |
Market-rate housing has also been adjusted. A two-bedroom market unit has moved from Ksh3.6 million to Ksh3.96 million, while a three-bedroom unit has increased from Ksh4.8 million to Ksh5.28 million. These changes represent a 10% increase compared with the previous listed prices.
The government had announced the planned price review in September, giving prospective buyers advance notice before the new rates came into force.
Existing Applicants Are Protected From the Increase
The revised schedule applies to new applications made from October 1, 2026. Applicants who had already entered the programme under the earlier pricing structure are not moved onto the higher prices and can continue paying based on the terms applicable when they applied.
This distinction is important because the higher unit price can also increase the amount a new buyer needs to save before allocation or financing. Official programme material explains that buyers can save toward a home and book an available unit through the Boma Yangu system, while separate government guidance states that qualifying buyers may reserve a home with a 5% deposit.
For example, a 5% deposit on a Ksh3 million unit would be Ksh150,000. At the new Ksh3.6 million price, the equivalent 5% would be Ksh180,000, a difference of Ksh30,000 before considering the remaining purchase balance or financing costs.

Income Bands Still Determine Housing Categories
The programme continues to group applicants according to monthly income. The Affordable Housing Act defines the main income categories, with social housing targeted at people earning below Ksh20,000 per month, affordable housing covering monthly incomes from Ksh20,000 to Ksh149,000, and affordable middle-class housing targeting people earning above Ksh149,000.
In practical programme guidance, these bands are commonly presented as up to Ksh19,999 for social housing, Ksh20,000 to Ksh149,999 for affordable housing, and Ksh150,000 and above for the affordable middle-class segment.
The price increase therefore affects buyers differently depending on the unit category they qualify for and the type of home they select.
How Kenyans Can Apply
Prospective buyers can register through Boma Yangu using an eCitizen account or through the *832# USSD service. The Affordable Housing Board says registration is free and available through the housing portal or USSD, after which applicants can save, view available projects and select units when applications are open.
The revised prices are now the starting point for new applicants considering the affected affordable and market-rate units. Buyers should therefore check the current project listing, unit price and required deposit before committing to an application, since available unit types and prices can vary by project.
