New Forests has launched its Global Landscape Opportunities strategy, a natural capital investment platform designed to give institutional investors access to a diversified portfolio across forestry, agriculture, carbon, biodiversity and related land-based markets. The firm is seeking to raise A$1 billion for the fund, which is aimed at pension funds, insurers, family offices, endowments and foundations.
The strategy reflects rising investor interest in real assets that can combine long-duration returns with exposure to climate, biodiversity and sustainable land-use themes. It also marks a strategic step for New Forests, which has built its platform around natural capital strategies across forestry, agriculture, infrastructure, carbon and biodiversity.

New Forests Expands Its Global Natural Capital Platform
New Forests, the Sydney-based investment manager focused on nature-based real assets, has launched the Global Landscape Opportunities strategy to create a single, globally integrated natural capital portfolio. The fund will invest across forestry, agriculture and complementary markets including carbon and biodiversity, according to coverage of the launch.
Founded in 2005, New Forests manages institutional investment strategies linked to forests, agricultural land, carbon projects, conservation areas and related infrastructure. Its broader investment model is built around productive landscapes that can generate financial returns while also supporting climate, biodiversity and sustainable land-use outcomes.
The new strategy is designed to meet demand from large investors that want natural capital exposure but may not have the scale or internal resources to build separate regional portfolios on their own. The Global Landscape Opportunities strategy brings these opportunities into one platform, giving investors access to multiple geographies, asset types and environmental markets.

Portfolio Allocation and Target Markets
The proposed portfolio is weighted toward developed markets, with 60% to 80% expected to be allocated to the U.S., Canada, Europe, the UK, Australia and New Zealand. A further allocation of up to 30% is expected to target developed Latin American markets such as Brazil, Uruguay and Chile, while up to 20% may be invested across Southeast Asia, other Latin American regions and Africa.
The strategy will target sustainable forestry assets, agricultural land, food production systems, carbon and climate-related investments, and biodiversity and ecosystem markets. This broad scope positions the fund to benefit from demand for food, fibre, renewable energy and ecosystem services, while also capturing potential upside from maturing nature-based markets.
A separate report noted that the strategy is a Luxembourg-domiciled platform, reinforcing its institutional positioning and global investment mandate.
Why Investors Are Watching Natural Capital
Natural capital is gaining attention as investors seek assets that are less directly correlated with traditional equities and bonds. Forestry and agricultural assets can offer long-duration return profiles, while carbon and biodiversity markets add new potential revenue streams when backed by credible project design and measurable outcomes.
The broader market has also seen growing interest in nature finance, with other managers raising capital for biodiversity, regenerative agriculture and carbon-focused strategies. In 2024, another natural capital manager said it had raised more than $1 billion for funds investing in areas such as regenerative agriculture and nature-based carbon projects.
For New Forests, the GLO launch builds on its existing platform and regional experience. The firm reported US$7.19 billion in assets under management across more than 11.4 million acres of investments as of December 31, 2025, according to details published with the launch.
Institutional Capital Moves Closer to Nature-Based Assets
The launch shows how natural capital is shifting from a specialist sustainability theme into a more structured institutional allocation. For investors, the appeal lies in combining real asset exposure with long-term demand for timber, food production, carbon sequestration, biodiversity protection and climate-resilient land use.
However, the strategy will also depend on execution. Natural capital investing requires strong asset management, credible measurement of environmental outcomes, careful jurisdiction selection and disciplined risk control. If New Forests succeeds in raising and deploying the targeted capital, the fund could strengthen the case for natural capital as a mainstream component of institutional portfolios.
