Qatar Real Estate Market Records QAR 377M in Weekly Trading

Qatar real estate trading exceeds QAR 377 million in one week as property transactions highlight continued activity across the country's real estate market
Share

The Qatar real estate market recorded QAR 377.22 million in property trading between August 2 and August 6, 2026, according to the weekly Real Estate Bulletin from the Ministry of Justice. Registered real estate transactions covering land, residences, commercial shops, a hotel and residential units were spread across several municipalities and major development areas, including Doha, Al Rayyan, Lusail and The Pearl. While the weekly total remained substantial, it was below the more than QAR 400 million recorded in sales contracts during the preceding July 26–30 period.

Key Overview

Qatar’s property market generated total weekly trading of approximately QAR 377.22 million during the August 2–6 period.

Traditional property sale contracts registered with the Real Estate Registration Department accounted for QAR 353.41 million, representing the majority of trading activity.

Residential unit sales contributed another QAR 23.81 million.

Transactions covered several segments of the Qatar property market, including vacant land, residences, commercial shops, a hotel and residential units.

Trading was geographically diversified across Doha, Al Rayyan, Al Wakrah, Al Daayen, Umm Salal, Al Khor, Al Thakhira and Al Shamal, alongside major development areas such as Lusail and The Pearl.

Qatar Real Estate Market Trading Reaches QAR 377.22 Million

The Qatar real estate market recorded QAR 377.22 million in total trading during the first full week of August, highlighting continued activity across different segments of the country’s property sector.

Data from Qatar’s Ministry of Justice shows that sale contracts registered with the Real Estate Registration Department between August 2 and August 6 were valued at QAR 353,406,706.

Separately, sales contracts involving residential units included in the Real Estate Bulletin reached QAR 23,813,514.

Together, the two categories brought total property trading during the period to approximately QAR 377.22 million.

The figures provide a snapshot of activity across Qatar’s property sector, covering transactions involving both completed properties and land.

Property Sales Dominate Weekly Transactions

Conventional property sales represented the overwhelming majority of transaction value during the week.

The QAR 353.41 million recorded through the Real Estate Registration Department represented approximately 93.7% of the combined weekly trading value.

Residential units accounted for the remaining QAR 23.81 million, or approximately 6.3%.

The difference demonstrates that broader property transactions—including land, standalone residences and commercial assets—were responsible for most of the capital changing hands during the period.

However, transaction value alone does not necessarily indicate the number of properties sold. A small number of high-value commercial or land transactions can significantly influence weekly totals.

As a result, the QAR 377.22 million figure is most useful as an indicator of transaction value rather than a direct measure of overall buyer demand.

Multiple Property Categories Attract Trading

The weekly bulletin shows that activity was spread across several property categories rather than concentrated exclusively in the residential property segment.

Properties traded during the period included vacant land, residences, commercial shops, a hotel and residential units.

That mix highlights the diversity of Qatar’s property market.

Vacant land transactions can reflect expectations for future development, while residential deals provide an indication of demand from homeowners and investors. Commercial property transactions, meanwhile, can be influenced by business expansion, rental expectations and broader economic conditions.

The inclusion of a hotel transaction also demonstrates activity in property segments connected to Qatar’s hospitality and tourism economy.

This diversity is important when assessing the health of the broader real estate sector, because changes in a single segment may not accurately represent conditions across the entire market.

Doha and Al Rayyan Among Active Municipalities

Trading was geographically distributed across several of Qatar’s major municipalities.

The Ministry of Justice identified Doha, Al Rayyan, Al Wakrah, Al Daayen, Umm Salal, Al Khor, Al Thakhira and Al Shamal among the areas where property transactions were recorded.

This geographic spread indicates that real estate investment activity continues beyond central Doha.

Al Rayyan and Al Wakrah are important residential and commercial locations, while areas such as Al Daayen have benefited from significant infrastructure and urban development.

Activity in different municipalities can also reflect substantial differences in property type, pricing and buyer profiles. Central locations may attract higher-value commercial and premium residential transactions, while developing areas may offer comparatively lower acquisition costs and greater exposure to future urban expansion.

Lusail and The Pearl Remain Part of Trading Activity

The weekly data also identified Al Kharaej, Lusail 69, The Pearl and Legtaifiya among locations recording transactions.

Lusail and The Pearl are particularly significant parts of Qatar’s modern property landscape.

Lusail has developed into a major mixed-use urban centre incorporating residential, commercial, hospitality and entertainment developments. Its continuing presence in transaction reports indicates ongoing activity within one of the country’s largest planned urban developments.

The Pearl, meanwhile, remains associated with premium residential properties and investment-oriented real estate.

Transactions in these locations can therefore provide additional insight into demand for higher-end and modern developments within the broader Qatar housing market.

Weekly Trading Slips From Previous Period

SERRARI infographic highlighting weekly real estate trading activity in Qatar, with registered property transactions reaching approximately QAR377.22 million. It compares recent activity with more than QAR400 million in registered sales contracts between July 26 and July 30 and QAR353.41 million during August 2–6, illustrating fluctuations in weekly property turnover. The infographic explains that short-term changes do not necessarily indicate weakening conditions because individual high-value transactions can significantly influence weekly totals. It emphasizes that assessing the direction of the Qatar real estate market requires longer-term analysis of transaction volumes, average property prices, property types and geographic distribution.

Although QAR 377.22 million represents substantial property turnover, the latest figure should also be viewed against the preceding week’s activity.

Between July 26 and July 30, real estate sales contracts registered with the Real Estate Registration Department exceeded QAR 400 million.

By comparison, registered property sale contracts reached QAR 353.41 million during August 2–6.

This indicates a week-on-week moderation in registered sales value.

However, a single weekly decline does not necessarily signal weakening conditions in the Qatar real estate market. Property markets can experience significant fluctuations in weekly transaction values because individual high-value transactions can materially alter the total.

A more reliable assessment of the direction of the market would require several months of data covering transaction volumes, average prices, property types and geographic distribution.

What QAR 377 Million Says About Qatar Property Activity

The latest numbers demonstrate that meaningful capital continues to move through Qatar’s property market.

More than QAR 350 million was recorded through general sale contracts alone, while residential unit transactions pushed total trading above QAR 377 million.

The breadth of properties involved is also notable. Rather than activity being limited to one asset class, transactions included land, housing, commercial shops, hospitality property and residential units.

For investors, this diversity matters because different segments of commercial real estate and residential property respond differently to economic conditions.

Commercial properties can be influenced by business activity and rental demand, while residential markets are more closely connected to population trends, household formation, financing conditions and housing supply.

Land values may depend more heavily on infrastructure development, zoning and expectations for future construction.

Real Estate Transactions Remain an Important Market Indicator

Weekly Ministry of Justice data offers investors and market participants a timely measure of transaction activity.

A sustained increase in real estate transactions could indicate strengthening demand or larger transactions entering the market. Conversely, persistent declines over several reporting periods could signal slower investment activity.

Yet transaction value should not be interpreted in isolation.

Property prices, sales volumes, rental yields, vacancy levels, new construction and financing conditions are also important when determining whether Qatar’s property market is expanding or slowing.

The latest figures therefore show active trading, but they do not by themselves establish whether property values across Qatar are rising.

Qatar Property Market Outlook

The latest weekly figures show that Qatar continues to record significant activity across residential, commercial and land markets.

The QAR 377.22 million traded between August 2 and August 6 was spread across multiple municipalities and prominent development areas, demonstrating the geographic reach of the market.

At the same time, the decline from more than QAR 400 million in registered sales contracts during the previous period is worth monitoring.

Future Ministry of Justice bulletins will help determine whether the moderation represents ordinary weekly volatility or develops into a broader trend.

For now, the Qatar real estate market continues to show substantial transaction activity, with Doha, surrounding municipalities and major developments such as Lusail and The Pearl contributing to the country’s diverse property landscape.
