Nigeria Leads West Africa in Real Estate Opportunities

Nigeria leads West Africa in real estate opportunities, highlighting property investment, housing markets, commercial real estate, and African investment

Nigeria has emerged as West Africa’s strongest market for real estate investment opportunities, supported by its vast population, accelerating urbanisation, infrastructure requirements and significant unmet demand for residential and commercial property.

A 2026 assessment by Panterra Real Estate Group places Nigeria ahead of its regional peers specifically on the investment-opportunity pillar. However, the finding should not be confused with the broader real estate investment attractiveness ranking. In the wider index, which also considers legal protections, capital markets, regulation and the operating environment, Ghana ranks first, followed by Côte d’Ivoire and Nigeria.

The findings highlight a central feature of Nigeria’s property market: extraordinary scale and demand coexist with financing, legal, regulatory and macroeconomic constraints that can make converting that opportunity into investable projects more difficult.

Key Overview

  • Nigeria ranks first in West Africa for real estate investment opportunities, ahead of Ghana and Côte d’Ivoire.
  • The ranking reflects market size, urbanisation, urban population growth, infrastructure and development of the services economy.
  • Ghana ranks first in the broader real estate investment attractiveness index, followed by Côte d’Ivoire and Nigeria.
  • Nigeria’s economic scale and housing requirements continue to create opportunities across residential, commercial, logistics and industrial property.
  • Investor protection, access to financing, regulatory certainty and currency stability remain important considerations for investors.
  • The Abidjan–Lagos economic corridor could create additional property and logistics opportunities across five West African economies.

Nigeria’s Scale Creates a Powerful Property Opportunity

Nigeria’s strongest advantage is the sheer size of its addressable property market. The latest regional assessment gives the country the highest score for real estate investment opportunities, reflecting factors such as institutional property potential, urbanisation, population growth, infrastructure development and the expansion of services.

A separate analysis of the assessment reported that Nigeria scored 32 points on the opportunity pillar, ahead of Ghana at 28.5 points and Côte d’Ivoire at 28 points.

Nigeria’s large urban population creates demand extending well beyond conventional housing. Warehousing, logistics facilities, retail centres, offices, mixed-use developments and industrial property can all benefit as cities expand and businesses require more modern infrastructure.

The country’s significant housing shortage also leaves substantial room for residential development. Yet demand alone does not automatically translate into investable projects, particularly when high borrowing costs, construction expenses and affordability constraints limit both developers and potential homeowners.

Opportunity Is Different From Overall Attractiveness

Nigeria’s leadership on investment opportunities does not mean it ranks first across every measure of property-market attractiveness.

Panterra’s framework evaluates markets using six broad dimensions, including economic activity, real estate investment opportunities, capital-market depth, investor protection and legal structures, socio-political conditions and administrative or regulatory burdens.

On the broader index, Ghana ranks ahead of Côte d’Ivoire and Nigeria. The distinction illustrates why investors typically consider more than population growth or property demand when allocating long-term capital.

Legal certainty, enforceable property rights, transparent land administration, predictable regulation and efficient approval processes can materially affect the time, cost and risk involved in property development.

Panterra Chief Investment Officer Ayo Ibaru has similarly highlighted investor protection and predictable legal frameworks as particularly important for foreign real estate investors.

Infrastructure Could Unlock New Property Corridors

Large infrastructure developments could strengthen Nigeria’s long-term real estate opportunity, particularly around Lagos and other commercial corridors.

The Dangote refinery complex in the Lekki area represents one of the country’s largest private industrial investments. Its development has reinforced the wider Lekki corridor’s position as a major industrial and logistics zone, creating potential demand for warehouses, commercial facilities, housing and supporting services.

The refinery itself ultimately cost more than $20 billion, making it one of Africa’s largest privately financed industrial developments.

Regional infrastructure could provide an even broader catalyst. The planned Abidjan–Lagos Corridor Highway will connect Côte d’Ivoire, Ghana, Togo, Benin and Nigeria along one of West Africa’s most commercially important coastal routes.

The project has been valued at approximately $15.6 billion in investment planning documents and is intended to create a modern highway of more than 1,000 kilometres connecting major cities, ports and economic centres.

The corridor is expected to serve an urban population projected to reach around 173 million people by 2050, potentially supporting new industrial zones, logistics centres, residential developments and commercial clusters along the route.

Local and Global South Capital Reshape the Market

West Africa’s property financing landscape is also becoming more diversified.

Regional developers and domestic investors are playing a growing role in financing projects, while capital originating from Gulf states, Turkey and Asia is expanding the pool of potential investors beyond traditional Western sources.

Currency stability, financing depth and security are therefore becoming increasingly important determinants of where that capital is deployed.

For Nigeria, the opportunity is substantial but the challenge remains converting market scale into efficient, financeable and legally secure projects. Improving property registration, regulatory predictability, access to long-term finance and investor protection could help narrow the gap between Nigeria’s exceptional underlying property demand and its broader investment-attractiveness ranking.

Nigeria’s position therefore reflects two realities at once: it offers West Africa’s largest underlying real estate opportunity, while competing regional markets continue to demonstrate the importance of institutional quality, financing conditions and regulatory certainty in attracting investment capital.
