Eos Capital Secures 40% IRR in Landmark Namibia Exit

Eos Capital’s Allegrow Fund has agreed to exit its investment in The Mushara Collection, a luxury hospitality business near Namibia’s Etosha National Park. The transaction remains subject to regulatory approvals but is expected to generate a 40% internal rate of return (IRR) and return 4.4 times invested capital to the fund’s investors.

The deal gives Eos Capital a high-profile realisation from an investment made during the severe tourism disruption caused by the COVID-19 pandemic. The fund manager says the transaction is the largest recorded deal in Namibia’s unlisted private equity market.

Allegrow Converts a Recovery Investment Into a Major Exit

The reported exit terms represent a substantial outcome for Allegrow. A 4.4x multiple means the investment is expected to return $4.40 for every $1.00 invested, although the exact net distributions to investors have not been disclosed.

IRR measures the annualised return while accounting for the timing of cash flows. It is therefore different from the investment multiple, which compares total value received with the original capital invested. The reported 40% IRR and 4.4x multiple together indicate that Eos generated both a strong absolute gain and a high annualised return.

Eos Capital announced its plan to acquire Mushara in June 2021, when travel restrictions and pandemic-related uncertainty had severely affected Namibia’s tourism and hospitality industries. The investment was positioned as a recovery opportunity, with plans to capitalise the business, preserve employment and strengthen its offering as international tourism returned.

The firm’s portfolio records classify Mushara as a 2021 hospitality buyout. Based on the announcement dates, Allegrow held the asset for approximately five years, although the exact completion dates and any interim cash distributions have not been disclosed.

Mushara’s Etosha Location Supported the Investment Case

The Mushara Collection operates close to the Von Lindequist entrance of Etosha National Park, one of Namibia’s best-known tourism destinations. Its accommodation portfolio includes Mushara Lodge, Mushara Bush Camp, Mushara Outpost and two private villas.

When Eos announced the investment, it described Mushara as a high-quality tourism asset with a strong location and established reputation. The private equity firm also said it intended to expand and improve the collection’s hospitality offering while working with the existing operating team.

That location remains central to the asset’s commercial value. Etosha attracts travellers seeking wildlife tourism, while Mushara serves different customer segments through family accommodation, tented experiences and higher-end private villas. This range can help a hospitality operator diversify demand across traveller types and price points.

The investment nevertheless carried considerable sector risk. Namibia’s tourism market was only beginning to recover from the pandemic when Eos entered the business. Etosha was later affected by a major wildfire in 2025, although tourism operations continued and officials expected the sector to recover over time. According to a report on the fire’s economic impact, Namibia’s hotel occupancy had reached 67.55% in August 2025, its highest level since 2019, before concerns emerged about the effect of the damage.

Exit Strengthens Namibia’s Private Equity Track Record

Eos Capital managing director Elzine Mushambi described the transaction as the largest recorded exit in Namibia’s unlisted private equity market. She said it demonstrated the firm’s ability to identify and grow quality local businesses while generating risk-adjusted returns for investors.

For Namibia’s private capital industry, a successful exit is significant because it converts an estimated portfolio valuation into an actual return of capital. Realisations also provide evidence that local assets can attract buyers and produce commercially viable outcomes for institutional investors.

The transaction may therefore support confidence in Namibia’s relatively small private equity ecosystem. Fundraising depends not only on managers finding promising companies but also on their ability to improve those businesses, sell their holdings and return capital to limited partners.

The identity of the buyer, transaction value and detailed ownership structure were not disclosed in the initial announcement. Completion also remains dependent on regulatory approvals, meaning the sale is not yet final.

A Tourism Bet That Delivered Investor Returns

The Mushara investment illustrates how private equity can deploy capital during a downturn and benefit from an eventual sector recovery. Eos entered the asset when tourism businesses faced unusually weak demand, then held the investment as travel activity recovered.

The reported outcome suggests that the combination of asset quality, location and active ownership created substantial value during Allegrow’s holding period. Once approvals are secured, the exit will give Eos Capital a notable liquidity event and provide investors with a 4.4x return on invested capital.

It will also leave the next owner responsible for building on Mushara’s position near Etosha while managing the operating, environmental and demand risks that continue to shape Namibia’s hospitality market.
