Egypt’s Nawy Shares and CI Capital Asset Management (CIAM) have partnered to establish and manage digitally enabled real estate investment funds, with the first subscriptions targeted for early 2027, subject to regulatory approvals. The funds will combine fractional real estate investing with regulated investment structures, giving investors access to property-related opportunities without requiring direct ownership of entire properties.

Key Overview

  • Launch target: First fund subscriptions are expected in early 2027.
  • Partners: Nawy Shares and CI Capital Asset Management.
  • Investment model: Fractional access to real estate through regulated investment funds.
  • Target assets: Development projects and existing income-generating properties.
  • Regulatory framework: Egypt’s Financial Regulatory Authority (FRA) introduced rules for digital platforms offering real estate fund certificates.
  • CIAM AUM: EGP 183.6 billion as of June 2026.
  • Nawy Shares: Offers fractional investment opportunities across more than 400 properties and 35 projects.

Nawy Shares and CI Capital Join Forces on Digital Real Estate Funds

Nawy Shares and CI Capital Asset Management have signed a partnership agreement to establish and manage digitally enabled, multi-issuance real estate investment funds in Egypt.

The first fund subscriptions are expected to open in early 2027, although the launch remains subject to completing the required incorporation procedures and obtaining regulatory approvals.

The partnership brings together Nawy Shares’ fractional real estate and technology platform with CIAM’s investment and asset management capabilities.

Fractional Investing Could Lower the Entry Barrier

Traditional investment in premium Egyptian real estate can require substantial capital, particularly when investors purchase properties directly through large down payments or installment plans.

Fractional investing changes this model by allowing investors to participate in real estate opportunities with smaller amounts of capital. The planned funds aim to take this concept into a regulated investment structure, potentially allowing a wider group of investors to gain exposure to property assets.

Instead of purchasing an entire property, investors would participate through investment fund certificates linked to the underlying real estate strategy.

Funds Will Target Development and Income-Producing Assets

The partnership plans to explore two principal investment approaches.

The first will focus on capital appreciation through real estate development projects, seeking opportunities where the value of assets may increase as projects are developed.

The second will focus on income-generating real estate assets, providing exposure to properties that generate operating income.

The partners may also create individual issuances linked to specific real estate projects or investment opportunities, giving the structure flexibility to accommodate different types of assets.

Egypt Has Created a Regulatory Framework for Digital Real Estate

The partnership follows regulations introduced by Egypt’s Financial Regulatory Authority (FRA) for digital real estate investment platforms.

Under FRA Resolution No. 125 of 2025, licensed digital platforms can facilitate investment in real estate fund certificates representing fractional ownership interests. The framework includes requirements covering investor registration, disclosures, digital subscriptions, valuations, payment channels and redemption procedures.

Investors must also meet registration requirements, including completing a knowledge test approved by the FRA. Platforms are required to provide investors with information about the funds, their risks and the underlying projects.

The framework is intended to bring digital real estate investing within a regulated non-bank financial environment while strengthening transparency and investor protection.

Nawy Shares Expands Beyond Its Fractional Platform

Nawy Shares began with fractional real estate investment and has since obtained licenses covering real estate investment fund management, promotion, underwriting and receiving fund subscriptions.

The company currently offers more than 400 properties across 35 projects and around 16 developers, according to the partnership announcement.

The new partnership would take its fractional model beyond individual property opportunities and into professionally managed investment funds.

CI Capital Adds Real Estate to Its Alternatives Strategy

For CI Capital Asset Management, the partnership expands its alternatives investment offering into real estate.

CIAM’s assets under management reached approximately EGP 183.6 billion as of June 2026, representing around 30% of Egypt’s managed-funds market, according to the companies.

The partnership gives CIAM an opportunity to combine institutional investment management practices with Nawy Shares’ technology and fractional-investment infrastructure.

Digital Real Estate Market Continues to Develop

Egypt’s regulatory framework is also developing alongside the market.

In May 2026, the FRA reduced certain central depository and registry fees for participants using digital real estate fund platforms. The regulator said the move was intended to encourage investment in real estate funds and increase participation by retail investors.

The FRA reported that four real estate investment funds were active, with combined net assets approaching EGP 9 billion at the end of the first quarter of 2026.

Outlook

The Nawy Shares-CI Capital partnership comes as Egypt’s digital real estate market moves toward a more regulated fund-based structure.

If approved, the planned funds could give investors access to different real estate strategies through professionally managed investment vehicles, while digital platforms could make subscriptions and ownership administration more accessible.

The first subscriptions are targeted for early 2027, subject to regulatory approvals and completion of the required establishment procedures.
